Building Maintenance Advice

There are a few simple rules for building maintenance that can help slow down the decay of all buildings, but are especially important for traditionally constructed buildings. Additional tasks may be relevant to your specific structure that are not covered here. If you have concerns or require advice, please contact us.


The golden rule for water ingress prevention: keep water out of your building by being mindful of the following guidance:


  • Keep guttering, downpipes, and drains in good repair and clear of debris.
  • Consider installing deep-flow guttering and downpipes.
  • Check for slipped or broken tiles and slates.
  • Ensure ridge tiles are bedded in with the correct mortar.
  • Check the lead flashings are properly fixed.
  • Inspect weathered stone or brick elevations.
  • Keep vegetation away from the elevations and roof.


Even the smallest gap or crack can allow water into your building due to capillary action. As a homeowner, it's important to avoid over reacting to signs of damp in your building. Once the surveyor identifies the cause of the water ingress, it can be addressed appropriately, using the correct materials for historic structures conservation.
